The Property Must Be Ready Before the Move-In Date
Once everything is finalized and you have signed the rental lease agreement, you will then move into the property. Here, the property must be ready and habitable on the move-in date. That is, the property must have running water and electricity, and it should not have any pending repairs or renovations unless they are discussed with you beforehand.
The Property Must Meet the Housing and Health Standards
Similarly, the property must meet the Minimum Housing and Health Standards set down by the provincial government. For example, the HVAC, plumbing, and electrical systems must be functioning, the structural integrity of the house must be undamaged, and smoke and carbon monoxide sensors must be functional.
You Must Have Access to the Landlord
During your tenancy period, you may face some issues like a faulty plumbing system, or you might want to update the landlord on something. In such a case, you have all the right to contact them personally, either via phone or email.
The Landlord Must Respect Your Privacy
On the other hand, if the landlord wants to meet you, or wants to inspect the property, they cannot barge into your house without prior notice. Snooping around, or paying an untimely visit to the tenant is illegal, and a sign of a landlord who does not respect their tenant’s privacy.
Fair Renting Price, and Other Expenses
According to the Residential Tenancies Act, the landlord cannot increase the rent more than once every 365 days. Additionally, the landlord has to bear the costs of certain expenses in the house, like the plumbing system, the HVAC, or anything related to the structure of the house. Fixing such major issues can get expensive, but it does not come under your responsibility as a tenant.
