Apartment hunting may feel different these days, but when safety protocols are followed, it can be a quick and easy process. 

Always start your search by establishing what you need in an apartment. Create a list with three sections: must have, like to have, and wish to have. Also consider the area you want to live in, to help narrow down your search. 

Creating a budget is another important step. Record all your current bill totals (ie gas, car insurance, credit card bills, internet, phone, and streaming services), and subtract that from your monthly income to determine how much you can allot for rent and utilities. 

With an approximate budget for rent and utilities, start searching apartment rental websites. Rental websites including RentFaster.ca and Rentboard.ca offer a wide selection of cities and provinces to search. All rental websites also provide several filters to help narrow your search results. 

After you have a list of your favourite apartment listings, take some time to drive by the buildings to assess area. If the apartment building still fits within your criteria, get a better sense of the neighbourhood by driving by at different times of day and week. 

Contact property managers to book tours of your preferred properties. Due to health and safety regulations, property managers may need extra time to schedule viewings. Don’t forget to ask preliminary questions about the apartment, building, or lease when calling to book the tour. 

Follow all health and safety protocols when you arrive at the building and any other instructions provided by the manager. While in the apartment, open cupboards, closets, and check out the appliances. Use your cellphone to check the reception in each room, especially if you don’t plan to use a landline. It’s also a good idea to record measurements to ensure your larger furniture will fit through entrances and openings. 

Be prepared to find the perfect rental during a tour. Print a list of rental references to take with you and be ready to provide a deposit. Before giving any money or signing anything, thoroughly read the lease agreement.
